    I have always been drawn to boutiques and environments that have a “twist”, making them irresistible for guests. Great windows, fun seating, string lights, vibe setting music, crunchy pea gravel under my shoes.

    With the right real estate, add a cocktail of concepts and you can pitch a leasing program to test your investment goals.

    At Boston College I had a clothing business selling hand-painted Levi’s to great boutiques across the country. After graduating, I had a 200sf clothing store to test the merchandise that did over $1000psf in sales (which I didn’t know was a strong metric at the time!) Seeing my thriving boutique clients, the owners, and chic towns all over the country provided a foundation for understanding “big box” vs. “big experiences in wonderful, smaller settings.” This is the nuance of retail real estate and it is addictive! Details matter. There is a difference between a 3 mph site and a 30 mph site.

    I have 3 kids: Taylor, Jake, and Peyton, with my husband Frank. Raising our family has been an integral in seeing how money is spent from crib to college on a daily basis for 27 years. There is no better test for routines and rituals, what sites work for busy people and what sites are irrelevant.

    Retail real estate background: 1996-1998: Carl M. Freeman Cos. taught me the Landlord side of the business (budgets and 1031 exchange work, planning, place making, deal analysis), 1998-2000: Bart Eisner taught me the tenant rep side of the business (MOM’s Organic Market, Blockbuster, Ritz Camera). In 2000, I was fortunate enough to be a founding partner of Streetsense with Guy Silverman and Mark Ratner (which later sold to CBRE.)

    2007 saw the launching of AO Retail Projects which has had the pleasure of working on the Hekemian Cos. mid atlantic portfolio (50+ deals in 3 projects with the feature project being The Rotunda), BET Waterside Village, Hanover Cos., MCB, JJP/ Carlyle Group (Park Place), King George Gateway, MOM’s Organic Market on over 20 sites, Medium Rare national brokerage, Tommy’s Xpress, and The Blue House in Bethesda, MD.

    2022 and on will be full of exciting tenant representation work, property leasing, new project launching, and adding talented agents to track down and make deals. Our obsession means finding your new address.

    Hi! I’m Kelly. A little about me: My career started in commercial real estate while working for my family-owned business, Ratner Companies. Until its sale in April of 2020, Ratner Companies was the largest privately held salon chain in the US which operated under the trade names Hair Cuttery, Bubbles, Salon Cielo, and Salon Plaza with over 900 locations and 12,000 employees (we also developed a private haircare label named Cibu). Serving as a Regional Leasing Leader for the Mid-Atlantic and New England regions for over 15 years, I secured leases for nearly 100 new salon openings and negotiated a rolling list of over 400 lease renewals which required working closely with operations, landlords, and developers every step of the way. I come from a family of merchants and operators. We create communities and sacred routines. Retail IS gameday. Let’s play!
